BI Group Outperforms Major Construction Companies from the UAE, Saudi Arabia, and Russia.
Kazakhstan-based BI Group has entered the ranks of the world’s largest developers by residential commissioning volume, outperforming well-known commercial players from the CIS and the Middle East, Forbes.kz reports. The data is based on Cushman & Wakefield Veritas results for 2025.
The news was also published by Bloomberg, highlighting the company’s plans to raise financing in local and international markets to support project development and business expansion both in Kazakhstan and abroad.
In 2025, BI Group commissioned 2.4 million square meters of residential real estate. For comparison, one of the most recognizable brands in the Middle Eastern property market, EMAAR, delivered 1.84 million square meters, while Saudi developer ROSHN delivered 1.4 million, DAMAC Properties 1.35 million, and Binghatti Properties 1.05 million square meters. A similar picture is seen in Russia, where the largest player, PIK (1.67 million square meters), also reported lower volumes than the Kazakh developer.
This leadership achievement is largely driven by BI Group’s expanding international presence. The company has operated in Uzbekistan since 2020, is developing projects in the United States (Florida and Texas), and continues construction in Azerbaijan and Dubai, steadily increasing volumes outside Kazakhstan.
Globally, this positioning remains atypical: traditionally, the largest residential commissioning volumes are delivered by developers from China, the United States, or European Union countries. Against this backdrop, BI Group stands out as one of the few Central Asian developers comparable to major international players in terms of actual delivered housing volume.
“In the current macroeconomic environment, BI Group confirms its status as the most dynamic developer in the region. The company’s ability to demonstrate sustainable growth while simultaneously diversifying geographically positions it among key institutional players on the international stage,” the Cushman & Wakefield Veritas report states.
The company’s performance is attributed to its customer-centric focus and chosen development model: BI Group applies standardized processes and operates a vertically integrated system - from design and contracting to in-house production. Its residential projects are implemented in the market segment without participation in government programs.
In a broader context, this result goes beyond the success of a single company and reflects the potential of Kazakh businesses to compete in international markets based on real performance indicators. Amid rapid urban growth, BI Group’s example shapes the perception of Kazakhstan as a country where globally scaled developers are emerging.
